Chimney surveys in Holbrook

Chimney surveys for homes and businesses in Holbrook

Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. If you’re worried about gaps in the mortar around the pots and mortar washing out of the joints, a survey will tell you what’s going on, on flaunching, shared and party-wall stacks and chimney pots and cowls alike.

Older buildings in small places like Holbrook may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens if roof problems are left?

If you’re thinking of removing or reducing a stack, it is useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. For an older or listed building in a place like Holbrook, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Visits on any day of the week

Landlord and commercial surveys in Holbrook

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or email us.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • The inside of the flue, which needs a sweep or flue specialist
  • Conditions inside walls
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Roof types and parts we check

  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Chimney breasts

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Holbrook: your questions answered

Is my home in Holbrook listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Holbrook within the area you cover?

Yes. Holbrook is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What does a chimney survey cover?

The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Is a leaning chimney dangerous?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

What’s the best way to book?

Just call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Holbrook homes and their roofs

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you live in an older home near St. Mark's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Warnham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Warnham Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Holbrook is about 2 miles north of Horsham, in West Sussex. Surveys in Holbrook work the same way as everywhere we cover: a close look at what can be seen safely, photographs and a clear written report. Our area takes in places right across West Sussex, from the larger towns to small villages.

We survey roofs across RH12 for chimney surveys. If you’re just outside Holbrook, we cover Warnham (2 miles west), Horsham (2 miles south), Broadbridge Heath (3 miles south-west), Tower Hill (3 miles south-west) and Rowhook (4 miles west). Further out, we also cover Crawley (5 miles east), Haywards Heath (11 miles south-east), Burgess Hill (12 miles south-east), East Grinstead (13 miles east), Broadfield (4 miles east) and Storrington (13 miles south-west).

Different roofs, different checks

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It is usually a modest repair when it is caught early.

How the survey works

The aim of the visit is simple: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Somewhere like Holbrook needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch
