Landlord and commercial surveys in Liverton Street
Landlords and agents in Liverton Street book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the chimney stack, which helps you plan work between tenancies.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.
How a chimney survey works in Liverton Street
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. If you’re worried about a chimney out of line and damp on a chimney breast inside, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What we cannot see
A survey is a close look at the chimney stack, but it cannot do everything. Its limits include:
- Hidden damage within the stack
- Structural calculations for a leaning stack
- Whether a gas appliance or its flue is safe
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.
What this survey covers

- Lead flashings
- Chimney breasts
- Flaunching
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
How it works
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Around Liverton Street, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Find any records of previous roof work
- Check the loft hatch can be reached

Advice
Tips that help
A survey works best with a little help from you, before and after. Tips:
- Ask for ventilated caps on redundant stacks
- Use a Gas Safe registered engineer for gas appliances
- Find out whether changes to a stack need permission
- File photos of the stacks with your home records
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.
Why it is worth a survey now in Liverton Street
Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Outbuildings and barns around Liverton Street are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Liverton Street: your questions answered
I let a flat near Lenham station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Is my home in Liverton Street listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
How long does the survey take?
It typically takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. The report follows by email.
Is Liverton Street in your area?
Yes. We cover Liverton Street and the rest of Kent. To book, phone 07833 053749 or email us.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
Can you find out why my chimney breast is damp?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
Does the weather affect the survey?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Roofs, chimneys and gutters in Liverton Street
Historic houses such as Leeds Castle, about 3.1 miles north-west, show how far back building in the area around Liverton Street goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings like Platts Heath Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church like Church of St Nicholas are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Kiln Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
