Chimney survey in Marden Beech

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photographs and recommendations. Common reasons to book are gaps in the mortar around the pots and redundant stacks capped without ventilation, across chimney pots and cowls, lead flashings and shared and party-wall stacks.

Some older homes in villages like Marden Beech are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We keep jargon out of it: if work is needed, the report says so clearly.

How the survey changes by roof type

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Leave it or get it looked at?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. In a small place like Marden Beech, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Tips that help

You do not need to be a roofer to help. What helps most:

  • File photos of the stacks with your home records
  • Make sure fixings on the stack are secure
  • Photograph damp patches with the date
  • Leave close inspection to people with safe access

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it is easy to follow.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Marden Beech homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as St Michael and All Angels Church are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Marden station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Marden Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Freeholders and residents’ companies use a roof report to plan and budget.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere as small as Marden Beech, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we are looking at

Advice

Marden Beech questions

Do you cover smaller places like Marden Beech?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Marden station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What causes damp on a chimney breast?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.
