Marshborough Chimney Survey
Chimney surveys in Marshborough from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Redundant stacks capped without ventilation
- Pots or cowls that look unsafe
- Cracked or missing flaunching
Before and after the survey
From years of surveys, a few habits stand out:
- Leave close inspection to people with safe access
- Have the flue swept and checked if you use the fire
- Find out whether changes to a stack need permission
- Check your stacks from the ground after strong winds
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
Chimney survey in Marshborough: what you get
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey chimney breasts, lead flashings and shared and party-wall stacks, and people most often book us about unused flues sealed without airflow and damaged chimney pots and cowls.
In a small place like Marshborough, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Chimney surveys in Marshborough: local notes
Marshborough is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. The wider area around Marshborough has a long history of building, with Goodnestone Park about 3.7 miles south-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces such as Ham Fen can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Sandwich Technology School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Marshborough: your questions answered
Is Marshborough within the area you cover?
Yes, Marshborough is on our map. A small place gets exactly the same survey as a big one.
Do roofs near the sea, like those around Marshborough, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Which parts of the chimney do you look at?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
The survey, step by step
We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey usually takes about one to two hours for a house, and more on a big or complicated roof. Somewhere like Marshborough needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Jot down any questions you want answered
- Leave side gates unlocked
How to book
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.
Related advice
For landlords and managing agents
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
Common roof problems in Marshborough
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
A survey can pick up problems such as:
- Disused chimneys trapping moisture
- Mortar washing out of the joints
- Pots or cowls that look unsafe
- Signs that a stack is leaning
For landlords with property near Sandwich station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Choosing a roof surveyor
- Will the report include photos?
- Whether they hold professional indemnity and public liability insurance
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How much experience they have with roofs like yours

Why act early in Marshborough
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. In a place like Marshborough, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
