Why it’s worth a survey now in Paglesham
If you’re thinking of removing or reducing a stack, it is useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Older and listed buildings around Paglesham may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Chimney survey in Paglesham: what you get
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a photo-illustrated written report and our recommendations. It suits a single stack on a house as well as several on a larger building. Typical surveys look at worn or missing pointing and damaged chimney pots and cowls, across brick chimney stacks, chimney breasts and shared and party-wall stacks.
In a small place like Paglesham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

What else we do in Paglesham
Chimney surveys around Paglesham
The coast is about 5 miles or less from Paglesham, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. In Essex, older buildings are often clay-tiled, many with weatherboarding, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Southchurch Hall, about 4.9 miles south-west, is one of the historic houses in the wider area around Paglesham. On a period home nearby, the survey separates sound original work from tired later repairs. Take an older house close to St Peters Mission Hall: old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Burnham-On-Crouch station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

FAQs for Paglesham
Do you cover smaller places like Paglesham?
Yes, Paglesham is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
How do I find out if my home in Paglesham is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Our stack is shared. Can you still survey it?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
Does the weather affect the survey?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.
How long does the survey take?
It typically takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. We will confirm the timing when booking.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What’s the best way to book?
To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- Areas we cannot view from safe positions
- Conditions inside walls

The survey, step by step
We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for most homes, a little longer where there are several stacks. Older rural homes like those around Paglesham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Getting ready for the survey
- Mention any parking restrictions on your street
- Find any records of previous roof work
- Agree roof access with the managing agent if it is shared
Arrange a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Check unused flues are capped with ventilation
- Remove aerials or dishes from the stack if they’re no longer needed
- Check your stacks from the ground after strong winds
- Use the report as a baseline for future checks
With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
What we look for on each type of roof
Lead flashings
Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.
