About our chimney survey in Phoenix Green
On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photos and what we recommend. If you’ve noticed damp on a chimney breast inside and redundant stacks capped without ventilation, a survey will tell you what’s going on, whatever the roof.
In a small place like Phoenix Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

How the survey works
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Cottages and farmhouses around Phoenix Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
How to prepare
- Unlock side gates and any roof access doors
- Clear the way to the loft hatch
- Point out any leaks or damp patches

Advice
What a chimney survey looks like in Phoenix Green
Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you run a business near Hart Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings such as Greenfields Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How we price chimney surveys
A few things affect what a survey costs:
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can be seen safely
- How big the roof is
- Whether it is a home or a commercial building
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
Before you get in touch, it helps to have:
- The address and postcode of the property
- Photos of the roof, taken safely from the ground or a window
- Any deadline, such as an exchange date
- The reason for the survey, like buying, a leak or storm damage
We confirm the price for your survey before booking, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or email us.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What happens if roof problems are left?
For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Where a roof is exposed, as many are in small places like Phoenix Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Phoenix Green questions
Is my home in Phoenix Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Winchfield station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
How do I book a survey in Phoenix Green?
It’s easiest to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will recommend the right survey. We survey seven days a week.
Do you look in the roof space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
What if it rains on the day?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
