Chimney surveys for homes and businesses in Winchfield
We inspect chimneys from wherever they can be seen safely: from the ground, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Common reasons to book are gaps in the mortar around the pots and a stack that appears to lean, across chimney breasts, chimney pots and cowls and flaunching.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Conditions inside walls
- Areas we can’t view from safe positions
- A structural engineer’s assessment
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.
What we check
- Lead flashings
- Shared and party-wall stacks
- Flaunching
- Chimney breasts
- Brick chimney stacks
- Chimney pots and cowls
Why get it checked now?
A small amount of repointing or new flaunching is normally a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a small place like Winchfield, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Keep pets in another room
- Check we can get to the back of the property
- Have any questions written down, so nothing gets missed

Related advice
What we look for on each type of roof
Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s frequently a small job.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
Winchfield questions
Is Winchfield within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Is my home in Winchfield listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Our stack is shared. Can you still survey it?
Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
What does a roof survey cost?
Our price is from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or email us.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
How long will you be at the property?
It usually takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. You will then get the report by email.

Practical tips
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:
- Note any damp on chimney breasts and when it appears
- Use the report as a baseline for future checks
- Find out whether changes to a stack need permission
- Have the flue swept and checked if you use the fire
Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.
Chimney surveys around Winchfield
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
For an older house near a landmark such as Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Oakwood Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For businesses in and around places such as Hart Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.
