Chimney survey in Pickhurst

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney breasts, shared and party-wall stacks and lead flashings, and the problems we’re asked to look at most are damaged chimney pots and cowls and damp on a chimney breast inside.

In a village or hamlet like Pickhurst, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly.

Roofs, chimneys and gutters in Pickhurst

With Old Place Manor about 1.2 miles south, Pickhurst sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Pulborough station, the gap between tenancies is a good time to have the roof looked at.

Pickhurst is about 11 miles south-west of Horsham, in West Sussex. We visit Pickhurst as part of our work across West Sussex, for homes and businesses alike. Pickhurst is one of the places in West Sussex where we work for chimney surveys. Our Crawley page covers surveys nearby.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we need to know

A little information up front helps. Please include:

  • Your timetable, such as an exchange date
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, such as pitched or flat

You can call us seven days a week. To book or ask a question, phone 07833 053749 or use the contact form.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. Older cottages and farmhouses around Pickhurst can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.

Common questions in Pickhurst

Does a conservation area affect roof work in Pickhurst?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Pulborough station book a roof survey?

Yes, landlords and letting agents book with us as well as owners. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for your survey before you book. For a price, call 07833 053749 or use the contact form.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or send us an email.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about one to two hours for most homes, a little longer where there are several stacks. Somewhere as small as Pickhurst, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before the survey

  • Point out any leaks or damp patches
  • For flats, make sure roof access has been agreed
  • Jot down any questions you want answered

What we look for on each type of roof

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.
