Chimney survey in Seasalter
Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it’s safe. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed signs that a stack is leaning and flashings pulling away from the stack, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Seasalter, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How we price chimney surveys
All our prices include VAT. What changes the price is:
- The height of the building and how the roof can safely be seen
- Features like valleys, chimneys, dormers and parapets
- The use of thermal imaging or a drone
- House, block, shop or office
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
What to tell us when you get in touch
What helps most when you contact us:
- Pictures from the garden or a window, if you have them
- Where water is showing inside, if it is
- The style of property, from a terrace to a block
- Your postcode, so we can check access and travel
To book a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before you book.

Seasalter questions
Does being near the coast affect roofs in Seasalter?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Seasalter is within about 1 mile of the coast.
Is my home in Seasalter listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Does the report include photographs?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Tips that help
Over many surveys, some simple habits stand out:
- Use a Gas Safe registered engineer for gas appliances
- Have brackets on the chimney checked
- File photos of the stacks with your home records
- Keep track of stains on chimney breasts
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
How it works
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours for most houses, and more on a big or complicated roof. For a village or hamlet like Seasalter, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a written report with photos and our recommendations.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Let us know where we can park nearby
- Buyers: confirm access with the estate agent or seller

Related advice
Different roofs, different checks
Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Seasalter homes and their roofs
Seasalter lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Living close to Seasalter Levels is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If your home is one of the older ones in the streets near Seasalter Christian Centre, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings like Joy Lane Primary Foundation School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Seasalter is about 2 miles west of Whitstable, in Kent. Seasalter gets the same service as everywhere else we work: a careful look at whatever is safely visible, photos and a clear written report. What happens if roof problems are left?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. Surveying the stack now can catch problems first. Outbuildings and barns around Seasalter are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
