Roofs, chimneys and gutters in Sheet Hill
Old Soar Manor, about 1.3 miles east, is one of the historic houses in the wider area around Sheet Hill. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For landlords with property near Borough Green & Wrotham station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Plaxtol Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Chimney survey in Sheet Hill
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a written report with photographs and what we recommend. Typical surveys look at unused flues sealed without airflow and lifted or split lead flashings, on chimney pots and cowls, flaunching and lead flashings.
Some older homes in villages like Sheet Hill are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Where we can’t see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Sheet Hill
Is my home in Sheet Hill listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can a landlord with a rental near Borough Green & Wrotham station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Is a chimney survey the same as a flue inspection?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Can you find out why my chimney breast is damp?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.
What does a roof survey cost?
Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
What affects the cost of chimney surveys
The price reflects the time and kit the roof needs. That comes down to:
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
Every price we give includes VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Sheet Hill often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photographs and recommendations, is emailed to you.
Before we arrive
- Let us know about parking near the property
- Check the loft hatch can be reached
- If you are buying, let the agent know when we are coming

What we’re asked to look at in Sheet Hill
TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
We are often asked to look at:
- A chimney out of line
- Lifted or split lead flashings
- Frost-damaged brickwork on the stack
- Damaged chimney pots and cowls
For an older house near a landmark such as Plaxtol Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
What to check before booking

Different roofs, different checks
Chimney pots and cowls
A loose or cracked pot can fall from height. We photograph each pot and note any damage.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Why act early in Sheet Hill
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Around Sheet Hill, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.
