Chimney survey in Stisted: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. Common reasons to book are mortar washing out of the joints and spalled or crumbling bricks, on lead flashings, flaunching and chimney pots and cowls.

In a small place like Stisted, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Your questions about chimney surveys in Stisted

Will you come out to Stisted?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Stisted is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

How do I arrange a chimney survey in Stisted?

Simply call 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

How the survey changes by roof type

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, most surveys take an hour or two on an ordinary house, or half a day or so for a commercial building. For a village or hamlet like Stisted, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street

What happens if roof problems are left?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. Around Stisted, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

Before you book, it is worth knowing what a survey won’t do:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden sides of a shared stack
  • Whether the flue is safe to use

Signs you need a chimney survey in Stisted

Flashings seal the gap where a stack passes through the roof. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

These are some of the problems a survey can pick up:

  • Staining on walls around the chimney
  • Redundant stacks capped without ventilation
  • Gaps in the mortar around the pots
  • Lifted or split lead flashings

Landlords with a home close to Braintree Freeport station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before you book

  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA
  • What exactly goes into their report
  • Their track record with similar roofs

What to expect from a roof survey

Roofs, chimneys and gutters in Stisted

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Anyone responsible for a site like Stisted Church of England Primary Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Parish Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Use a Gas Safe registered engineer for gas appliances
  • Check that disused chimneys can still breathe
  • Use the report as a baseline for future checks
  • Note any damp on chimney breasts and when it appears

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
