Chimney surveys around Tendring Heath

The coast is about 4 miles or less from Tendring Heath, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 4.2 miles south-east lies Thorpe Hall, a reminder of how long the area around Tendring Heath has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Weeley station may find that a dated record of the roof is useful when planning maintenance across a let.

Chimney surveys for homes and businesses in Tendring Heath

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. We survey lead flashings, chimney pots and cowls and shared and party-wall stacks, and the problems we are asked to look at most are mortar washing out of the joints and spalled or crumbling bricks.

In a small place like Tendring Heath, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a report with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

How the survey changes by roof type

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

What affects the cost of chimney surveys

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • Basic, Standard or Premium
  • Building height and the viewpoints available

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before you book.

Helping us price your survey

These details help when you contact us:

  • Anything about access we should know
  • The type of building and roof, like pitched or flat
  • When you need the report by
  • The address and postcode of the property

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Whether the flue is safe to use
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Flaunching
  • Lead flashings
  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Shared and party-wall stacks

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Useful tips for Tendring Heath property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Use the report as a baseline for future checks
  • Check fixings on the stack are secure

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Questions from Tendring Heath

Does a conservation area affect roof work in Tendring Heath?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Tendring Heath?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Are you insured?

We hold professional indemnity and public liability insurance.

Should a redundant chimney be removed?

There’s no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

How the survey works

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for most houses; commercial roofs usually need 3–4 hours. For a village or hamlet like Tendring Heath, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • If you’re buying, check with the agent that we can get in
