What we look for on each type of roof

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.

Chimney survey in Teynham: what you get

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a photo-illustrated written report and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are a chimney out of line and disused chimneys trapping moisture, across shared and party-wall stacks, flaunching and chimney breasts.

Trees around homes in smaller places like Teynham drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Chimney surveys in Teynham: local notes

Teynham lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. About 4.4 miles south-east lies Belmont House and Gardens, a reminder of how long the area around Teynham has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

Take a building like Teynham Parochial Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Do you need a chimney survey in Teynham?

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

Most people get in touch when they’ve noticed something like this:

  • A stack that appears to lean
  • Cracked or missing flaunching
  • Loose, cracked or missing pots
  • Staining on walls around the chimney

If you own a rental within reach of Teynham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely
  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included

What’s in a roof survey

Prices for chimney surveys in Teynham

Prices always include VAT. The things that change the price are:

  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, call 07833 053749 or email us with the address and some details. The price is agreed before a date is set.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • The kind of building and roof involved

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

What happens on the day

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. A visit to a smaller place like Teynham is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Keep pets out of the way during the survey
  • If you’re buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building

Why act early in Teynham

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. In an older home around Teynham, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
