Roofs, chimneys and gutters in Teynham Street
The coast is about 2 miles or less from Teynham Street, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Teynham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Chimney surveys for homes and businesses in Teynham Street
Our survey covers the structure of the stack and its weathering details. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. Typical surveys look at unused flues sealed without airflow and worn or missing pointing, on chimney pots and cowls, shared and party-wall stacks and lead flashings.
In a small place like Teynham Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

How we price chimney surveys
A few things affect what a survey costs:
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Booking your survey
A little information up front helps. Please include:
- What kind of property and roof it is
- Any deadline, like an exchange date
- The property’s address and postcode
- Anything about access we should know
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Why act early in Teynham Street
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Outbuildings and barns around Teynham Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Do you need a chimney survey in Teynham Street?
Years of fires can affect the mortar inside a stack. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.
We’re often asked to look at:
- Redundant stacks capped without ventilation
- Frost-damaged brickwork on the stack
- Pots or cowls that look unsafe
- A stack that appears to lean
Belmont House and Gardens, about 4.8 miles south, is one of the historic houses in the wider area around Teynham Street. Older homes in the area may have roofs that need matching materials when work is done.
What to check before booking
- What the report includes, and whether it has photographs
- What they will not be able to tell you
- Whether you can ask questions once you have the report
- Whether VAT is added on top
Teynham Street questions
Do you cover smaller places like Teynham Street?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Teynham Street?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when booking and we will plan the survey around it.
Do you take photos of the roof?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
How it works
After the inspection, everything we found is written up as a written report with photos. On timing, most surveys take between one and two hours for most homes, a little longer where there are several stacks. In a small place like Teynham Street, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Hidden damage within the stack
- Gas safety checks, which need a Gas Safe registered engineer
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.
