Chimney survey in West Ashling: what you get

A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. We are often asked to look into worn or missing pointing and lifted or split lead flashings, on brick chimney stacks, chimney breasts and shared and party-wall stacks.

Some older homes in villages like West Ashling are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most homes, a little longer where there are several stacks. For a village or hamlet like West Ashling, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • For flats, make sure roof access has been agreed
  • If it is not your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand

Roofs, chimneys and gutters in West Ashling

West Ashling lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Bosham station, the gap between tenancies is a good time to have the roof looked at. With West Dean House about 4.6 miles north-east, the area around West Ashling has a long history. Older homes in the area may have roofs that need matching materials when work is done. Anyone responsible for a site like Funtington Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Surveys for landlords and agents in West Ashling

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Different roofs, different checks

Flaunching

Flaunching takes the worst of the weather. We look for cracks, gaps around the pots and missing pieces.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

What affects the price in West Ashling

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • How big the roof is

  • Height and safe access

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for your roof before booking.

Your questions about chimney surveys in West Ashling

Does a conservation area affect roof work in West Ashling?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do roofs near the sea, like those around West Ashling, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and West Ashling is within about 4 miles of the coast.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you walk on the roof?

Only if it is safe. We inspect what can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. Anything we couldn’t see safely is noted too.

Do you cover West Ashling?

Yes, we do. We carry out chimney surveys in West Ashling.

Honest limits

A survey is a close look at the chimney stack, but it can’t do everything. Its limits include:

  • Whether a stack needs rebuilding on structural grounds
  • What’s inside the brickwork or behind render, without opening up
  • Areas we can’t view from safe positions

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
