Chimney survey in West Chiltington: what you get
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey chimney pots and cowls, lead flashings and shared and party-wall stacks, and the problems we are asked to look at most are redundant stacks capped without ventilation and gaps in the mortar around the pots.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we need to know
We’ll usually ask about:
- The reason for the survey, such as buying, a leak or storm damage
- Any marks or damp showing indoors
- Access details, like a loft hatch or a shared roof
- Your timetable, such as an exchange date

What we do, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours at most homes, with bigger or more complicated roofs taking longer. For a village or hamlet like West Chiltington, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
Getting ready for the survey
- Clear the way to the loft hatch
- Have any paperwork from past roof work to hand
- If it isn’t your property yet, arrange access through the agent

What a chimney survey looks like in West Chiltington
Historic houses like Old Place Manor, about 2.8 miles west, show how far back building in the area around West Chiltington goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Pulborough station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as West Chiltington Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Different roofs, different checks
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
Brick stacks
Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.
Signs you need a chimney survey in West Chiltington
Aerials and dishes are frequently fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
Signs worth acting on include:
- Mortar washing out of the joints
- Loose, cracked or missing pots
- Spalled or crumbling bricks
- Signs that a stack is leaning
If you live in an older home near St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a chimney survey doesn’t cover
Every survey has limits, and it is better to know them up front. Bear these in mind:
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

West Chiltington: your questions answered
Is West Chiltington within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a landlord with a rental near Pulborough station book a roof survey?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
What happens next?
You will get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
