How do you inspect a chimney without scaffolding?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.
Chimney survey in Wiggonholt: what you get
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are damaged chimney pots and cowls and spalled or crumbling bricks, across chimney breasts, chimney pots and cowls and lead flashings.
In a village or hamlet like Wiggonholt, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

What a chimney survey doesn’t cover
Some things cannot be seen without opening up the roof, so a survey has limits:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment

What affects the cost of chimney surveys
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Booking your survey
Some details help us point you to the right survey and price. When you get in touch, it’s useful to mention:
- Your postcode, so we can check access and travel
- Any photos you have, taken from ground level or a window
- Anything about access we should know
- What’s prompted the survey
To arrange a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. Somewhere like Wiggonholt needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Jot down any questions you want answered
- Keep pets out of the way during the survey

What a chimney survey looks like in Wiggonholt
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Parham House, about 1.5 miles south, is one of the historic houses in the wider area around Wiggonholt. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Living close to Parham Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Pulborough station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Wiggonholt Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Different roofs, different checks
Chimney breasts and the loft
Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there is safe access.
Lead flashings
Some older stacks have mortar fillets instead of lead. They crack with age, and we check them too.
Tips from our surveys
A few practical points come up again and again on our surveys. They apply to most roofs:
- Make sure unused flues are capped with ventilation
- Check fixings on the stack are secure
- Keep track of stains on chimney breasts
- Ask about consent before removing a chimney on an older property
Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check fixings on the stack are sound, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.
