Chimney survey in Winkfield Row
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. Typical surveys look at flashings pulling away from the stack and gaps in the mortar around the pots, across brick chimney stacks, flaunching and lead flashings.
Older buildings in small places like Winkfield Row may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Getting in touch
You don’t need to know any roofing terms. Just tell us:
- The address and postcode of the property
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
- Your timetable, like an exchange date

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Photograph damp patches with the date
- Ask for ventilated caps on redundant stacks
- Leave close inspection to people with safe access
- Ask about consent before removing a chimney on an older property
Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
How the survey changes by roof type
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.
What we can’t see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Conditions inside walls
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- The inside of the flue, which needs a sweep or flue specialist
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

St Leonard's Hill, about 3.8 miles north-east, is one of the historic houses in the wider area around Winkfield Row. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If your home is one of the older ones in the streets near St Martin's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near The Lexicon, a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like Winkfield St Mary's CofE Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Should I look at the roof myself first?
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
