- A stack that appears to lean
- Gaps where the stack meets the roof
Chimney survey in Wye: what you get
A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. We are frequently asked to look into bricks with flaking faces and signs that a stack is leaning, across chimney breasts, lead flashings and chimney pots and cowls.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Wye questions
Will you come out to Wye?
Yes, Wye is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
How do I find out if my home in Wye is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
What do I do with the report?
You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is a chimney survey the same as a flue inspection?
No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Chimney surveys around Wye
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Godinton House, about 4.8 miles west, show how far back building in the area around Wye goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as Lady Joanna Thornhill Endowed Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for example near County Square, a roof report helps plan work around trading rather than after a leak. Take an older house close to Church of Saint Gregory and Saint Martin: its chimney, valleys and lead work are likely to be the parts that need attention first.
Wye is about 4 miles north-east of Ashford, in Kent. Wye is one of many places we visit across Kent, for houses, flats and commercial buildings. Wye is one of the places in Kent we cover. You can also see our page for Canterbury.

What we cannot see
It helps to know what a survey will not do before booking:
- A structural engineer’s assessment
- Flue inspections or sweeping
- What’s inside the brickwork or behind render, without opening up
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.
Roof types and parts we check
- Chimney pots and cowls
- Shared and party-wall stacks
- Brick chimney stacks
- Flaunching
- Lead flashings
- Chimney breasts
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Ask about consent before removing a chimney on an older property
- Check fixings on the stack are secure
- Do not use a ladder to reach the stack yourself
- Book a sweep for flues that are in use
After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it usually takes between one and two hours for a house, and more on a big or complicated roof. For a village or hamlet like Wye, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- You get a written report with photos and recommendations by email.
Before we arrive
- Make a note of anything you’d like us to look at
- Buyers: confirm access with the estate agent or seller
- Check we can get to the back of the property

What affects the price in Wye
When we price a survey, we consider:
- Which survey package you book
- The use of thermal imaging or a drone
- Height and safe access
- Commercial roofs and larger buildings
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
What to let us know when you contact us
We will usually ask about:
- Where the property is, with the postcode
- Any photos you have, taken from ground level or a window
- What made you get in touch
- Your timetable, such as an exchange date
If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, phone 07833 053749 or email us.
Why act early in Wye
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. Older and listed buildings around Wye may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Why us?
- Thermal imaging and drones used where they help
- Professional indemnity and public liability insurance
- Package prices that include VAT
- An independent view of the roof

What we look for on each type of roof
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.
Brick stacks
Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.
