Drone roof survey in Bernards Heath, Hertfordshire
Close-up drone photographs of roofs that are hard to reach in Bernards Heath. More than 5,000 surveys completed across London and South East England.
- Tired mortar and pots at the top of a stack
- Standing water on a flat roof
- Lead work pulling away at abutments
How the survey works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey typically takes about one to two hours at a house, including the airspace and weather checks before take-off. With a bit of garden around a house, as there often is around Bernards Heath, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- If the loft can be reached safely, it is checked too.
- Everything is written up, with the aerial photos and our advice.
Before the survey
- Leave side gates unlocked
- Move anything stored under the loft hatch
- Agree roof access with the managing agent if it is shared

How a drone roof survey works in Bernards Heath
Some roofs are hard or unsafe to reach. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail, including slopes that cannot be seen from the street. Everything we find goes into a photo-illustrated written report. It’s also a good option where walking on the roof could break slates or tiles. If we can’t fly, we tell you why. We survey chimney stacks, large and complex roofs and fragile roofs, and people most often book us about moss and weeds taking hold up top and blistered or cracked flat roof coverings.
Older cottages and houses around Bernards Heath may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey can’t tell you
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- A structural engineer’s report
- The underside of the roof (that needs an inside check)
- A flight on a day when the weather is not safe
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

FAQs for Bernards Heath
Are there drone restrictions around Bernards Heath?
That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
Is my home in Bernards Heath listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
What do I do with the report?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
What does the report include?
Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Do you take photos of the roof?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Airspace, weather and Bernards Heath roofs
Batchwood Hall, about 1 mile west, is one of the historic houses in the wider area around Bernards Heath. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Within a mile and a half or so of Bernards Heath there are several hotels. If you look after one, a large roof can be surveyed without guests having anyone working above them.
Take an older house close to Church of St Saviour: thin or patchy insulation under an old roof often shows up clearly on a thermal image. If you look after a building such as Garden Fields Junior Mixed and Infant School, big roofs are where photos from the air and thermal images show the most at once.

What affects the price in Bernards Heath
Not every roof costs the same to survey, and it comes down to:
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- The type of building, from a house to a block or an office
Drone roof survey starts from £400, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Clear a spot on the drive or lawn
- Allow for a change of day in poor weather
- Allow time for permission if you’re in a flight restriction zone
- Let us know about any leaks or concerns
File the report and photos with your home documents. They give you something to compare against later, and they help if you sell.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.
Common roof problems in Bernards Heath
Chimney tops take the worst of the weather. Cracked flaunching, loose pots and eroded pointing are often invisible from below. Close-up drone photos show their condition.
A survey makes sense if you’ve noticed:
- Flashings that have come away
- Tired mortar and pots at the top of a stack
- Slipped or missing slates on a high roof
- Hidden gutters full of leaves
If you run a hotel or guest house in or near Bernards Heath, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.
Before you book any roof surveyor
