Drone roof surveys for Bighton homes and businesses

How a drone roof survey works in Bighton

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They’re useful where walking on the roof could damage it or isn’t safe. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we will say so. Typical surveys look at ridge and hip pieces working loose and wind damage high on the roof, on tall and steep roofs, large and complex roofs and valleys and parapet gutters.

In a village or hamlet like Bighton, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Bighton questions

Will you come out to Bighton?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is my home in Bighton listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Does the weather affect a drone survey?

The conditions on the day decide whether a flight goes ahead. Strong wind and heavy rain both rule out flying. If the weather turns, we’ll discuss another date.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What does a roof survey cost?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

How the survey changes by roof type

Chimney stacks

The top of a stack is typically out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. It is almost impossible to see from ground level, but a drone shows it clearly.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What affects the price in Bighton

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Roof area
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or use the contact form.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on any day of the week, which can make access easier.

Useful tips for Bighton property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Mention anything you’ve noticed on the roof
  • Let neighbours know about the flight if your roof is shared
  • Check the loft can be reached
  • Keep a clear space in the garden or drive for take-off

Premium also includes a 12-month follow-up. It helps you see how the roof has changed over the year, and whether work has done its job.

Plan a drone survey every few years for tall or large roofs. Comparing surveys shows what is wearing, and early repairs keep water out.

Drones, thermal imaging and Bighton roofs

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Hinton Ampner House lies about 4.3 miles south, so building around Bighton goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. If you live in an older home near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Perins School will know that big roofs are where photos from the air and thermal images show the most at once.

What we do, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Bighton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we check whether a drone is the right tool.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there’s safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street
