Drone roof surveys near Bradfield

How a drone roof survey works in Bradfield

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They’re useful where walking on the roof could damage it or is not safe. The roof is photographed without being disturbed. We check the airspace for your address ahead of the visit. If a drone is not the right tool, we will say so. We survey chimney stacks, valleys and parapet gutters and fragile roofs, and people most frequently book us about blistered or cracked flat roof coverings and damage after a storm that can’t be seen from below.

Villages like Bradfield often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Your questions about drone roof surveys in Bradfield

Will you come out to Bradfield?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

Are there drone restrictions around Bradfield?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

How quickly is the report sent?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us as you book.

How much does a drone roof survey cost in Bradfield?

Our price is from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Drones, thermal imaging and Bradfield roofs

Bradfield lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

For site and facilities teams at buildings like Bradfield Primary School, a view from above covers a wide roof far faster than walking it.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we’re asked to look at in Bradfield

Walking on some roofs does more harm than good. Old slates and clay tiles crack underfoot, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.

Things that often lead to a survey include:

  • Lead work pulling away at abutments
  • Loose ridge and hip tiles
  • Plant growth and moss on the roof
  • Ponding and splits on a high flat roof

The streets around a church such as Church of St Lawrence are frequently among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before booking anyone

  • What’s outside the scope of the survey
  • Will they check the loft as well as the outside?

What’s in a roof survey

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • A flight on a day when the weather is not safe
  • A structural engineer’s report
  • A flight where airspace permission is refused

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Tall and steep roofs
  • Flat roofs on upper floors
  • Fragile roofs

The survey, step by step

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take about one to two hours at a typical home, and longer for a large or complex roof. In a small place like Bradfield, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Before the survey

  • Mention any parking restrictions on your street
  • Agree roof access with the managing agent if it is shared
  • Find any records of previous roof work

Getting a price

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Tell us about any leaks or concerns
  • Tell us the exact address as you book
  • Expect a little longer if permission is needed
  • Make sure the loft can be reached

Your report arrives by email, with close-up photographs from the flight. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Keep the loft space ventilated. Poor airflow lets condensation build up. Make sure insulation does not block the airflow.
