Drone roof surveys for homes and businesses in Broad Oak

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They also suit fragile roofs that nobody should walk on. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We’ll tell you if another approach would work better. We survey tall and steep roofs, fragile roofs and chimney stacks, and common reasons people get in touch are loose ridge and hip tiles and blocked valleys and parapet gutters.

Older buildings in small places like Broad Oak may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Flights in a restricted zone without permission
  • Close-up photos of next door’s property
  • A flight on a day when the weather is not safe

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we look at

  • Large and complex roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Tall and steep roofs
  • Fragile roofs
  • Valleys and parapet gutters

What we do, step by step

We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Broad Oak often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Advice

What happens if roof problems are left?

Leaving a high roof unchecked means relying on what you can see from below. A drone replaces that guesswork with clear photos. Seeing the problem makes it easier to decide what to do. For older village homes like those around Broad Oak, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Flying and imaging in Broad Oak

Before any flight, we check the Drone Safety Map for airspace restrictions. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

For site and facilities teams at buildings such as Broad Oak Community Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. For an older house near a landmark such as Ebenezer Chapel, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.

Signs you need a drone roof survey in Broad Oak

Walking on some roofs does more harm than good. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.

Signs worth acting on include:

  • Eroded pointing on a chimney stack
  • Outlets choked with leaves and silt
  • Ridge and hip pieces working loose
  • Wind damage high on the roof

Bateman's, about 4.2 miles east, is one of the historic houses in the wider area around Broad Oak. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself.

What to expect from a roof survey

What a survey costs

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Booking your survey

There’s no need for technical words. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Broad Oak questions

Is drone flying allowed in Broad Oak?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Do you cover smaller places like Broad Oak?

Yes, Broad Oak is on our map. A small place gets exactly the same survey as a big one.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How much does a drone roof survey cost in Broad Oak?

Our price is from £400, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Does the report include photographs?

Yes. Photographs are part of every report.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.

Before and after the survey

You don’t need to be a roofer to help. What helps most:

  • Allow for a change of day in poor weather
  • Tell next door if the drone will be near their property
  • Share the postcode so we can check for restrictions
  • Let us know what you want to see

There is a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Photograph anything new.
