Drone roof survey in Cottered: what you get
Every flight starts with an airspace check. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. We’re often asked to look into flat roofs on upper floors that hold water and lifted or split lead flashings, on valleys and parapet gutters, tall and steep roofs and chimney stacks.
In a small place like Cottered, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Flying and imaging in Cottered
Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If your house is among the older ones in the streets near Parish Church of St John the Baptist, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Signs you need a drone roof survey in Cottered
Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.
It is worth booking a survey if you’ve seen:
- Flat roofs on upper floors that hold water
- Cracked mortar along the ridge
- Tired mortar and pots at the top of a stack
- Lead work pulling away at abutments
Anyone responsible for a site like Freman College will know that a view from above covers a wide roof far faster than walking it.

How it works
There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Cottered often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it before the visit.
- On the day, we check the weather and the site before flying.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- We email a written report with the photos and our recommendations.
Before the survey
- Point out any leaks or damp patches
- For flats, check roof access has been agreed
- Mention any parking restrictions on your street

What we look for on each type of roof
Large commercial roofs
Big roofs on offices, warehouses and units take time to inspect. A drone photographs the whole surface methodically.
Valleys and parapet gutters
A butterfly roof drains to a central valley gutter. You can’t see it from the street at all, but a drone shows it clearly.
Cottered questions
Do you cover smaller places like Cottered?
Yes, Cottered is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How do I find out if my home in Cottered is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is a drone roof survey a thermal survey?
Our drone survey is about close-up photographs. Thermal imaging comes with the Premium Survey, as a separate check.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Can you survey a roof inside a flight restriction zone?
That depends on where the roof is. Inside a flight restriction zone, we need permission first. Allow a little extra time if your home is close to an airport.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Can you fly a drone in central London?
Some areas need permission from NATS before any flight. If permission isn’t possible, we inspect by other means and explain what we could see.

Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Let us know the exact address when you book
- Be ready to move the date if the weather turns
- Mention anything you’ve noticed on the roof
- Book early if you are near an airport
We email the report to you, with close-up photos from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.
Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, so small faults are dealt with early.
