Independent drone roof surveys in Holme Green

About our drone roof survey in Holme Green

They suit tall buildings, steep or large roofs and roofs that are hard to see from the ground. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address before the visit. If a drone isn’t the right tool, we’ll say so. We survey flat roofs on upper floors, tall and steep roofs and fragile roofs, and the problems we are asked to look at most are eroded pointing on a chimney stack and coverings that have slipped high up on the roof.

Older buildings in small places like Holme Green may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. Somewhere like Holme Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

Ridges and hips

Some ridges are fixed with mortar, others with dry-fix systems. We record what we see of their condition.

Flat roofs on tall buildings

Leaks often start at outlets, edges and around plant. They’re all captured in close-up.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Close-up photos of next door’s property
  • Structural calculations (that’s a structural engineer’s job)
  • Flights in strong wind or heavy rain

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

What this survey covers

  • Chimney stacks
  • Large and complex roofs
  • Flat roofs on upper floors
  • Fragile roofs
  • Valleys and parapet gutters
  • Tall and steep roofs

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Prices for drone roof surveys in Holme Green

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • Basic, Standard or Premium
  • The shape of the roof and its details

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Your timetable, like an exchange date
  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, such as pitched or flat

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Holme Green: your questions answered

Does a conservation area affect roof work in Holme Green?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Holme Green?

Yes, Holme Green is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What does a roof survey cost?

Prices start from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What if my home is near an airport?

Flight restriction zones around protected airports need permission from the airport or air traffic control before any flight. We check the airspace for your address and seek permission where it’s needed. If it isn’t given, we inspect by other means.

Is your drone operator registered?

We are. Our Flyer ID and Operator ID come from the CAA, and we fly a drone that weighs under 250g.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

What we’re asked to look at in Holme Green

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until water overflows inside. From above, they’re easy to see.

A survey makes sense if you’ve noticed:

  • Ponding and splits on a high flat roof
  • Ridge and hip pieces working loose
  • Hidden gutters full of leaves
  • Slates or tiles shifted by high winds

Take an older house close to St Sebastian's Church: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Choosing a roof surveyor

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • Is there a chance to talk the report through?
  • What insurance they carry

What to expect from a roof survey

Drone roof surveys in Holme Green: local notes

There are several hotels within about a mile and a half of Holme Green, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

A roof leak in a hotel or guest house around Holme Green means lost rooms as well as repairs, so it is worth knowing the roof’s condition. For site and facilities teams at buildings such as Floreat Montague Park Primary School, big roofs are where aerial photos and thermal images show the most at once.
