About our pre-purchase roof survey in Holme Green

We survey roofs for buyers in Holme Green and across London and South East England. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or use the contact form. We’re often asked to look into chimney mortar that has eroded and sagging ridge lines or uneven roof slopes, across lead flashings and valleys, flat-roofed extensions and dormers and chimney stacks.

Somewhere as small as Holme Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Holme Green

Do you cover Holme Green?

We do. The survey and report are the same in Holme Green as anywhere else, and visits run on weekdays and weekends.

Will you come out to Holme Green?

Yes, Holme Green is on our map. Villages and rural addresses get the same survey as a town house.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where it applies.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.

What’s the best way to book?

Simply phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Look for fresh paint on upstairs ceilings at viewings
  • Share the report with your solicitor
  • Find out whether the roof has been replaced or patched
  • Request records of any re-roofing

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

The survey, step by step

After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take roughly 1–2 hours at a typical home, and more on a big or complicated roof. In a hamlet or village like Holme Green, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • Have keys ready for side gates, garages or roof access doors

How to book

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors, services and rooms below the roof

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings and valleys
  • The roof space
  • Clay and concrete tiles
  • Gutters and downpipes
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate

What affects the cost of pre-purchase roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • Roof area

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • Access details, like a loft hatch or a shared roof
  • What’s prompted the survey
  • Where water is showing inside, if it is

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or send us an email.

How the survey changes by roof type

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

Holme Green homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to St Sebastian's Church: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Wokingham station, a written report helps before buying a rental or paying for a new roof on one.
