Prices for drone roof surveys in Little Horwood
Survey packages start from £150, including VAT. The price for your roof depends on:
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- How many separate roofs there are, such as extensions, dormers and garages
- Height and safe access
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
What we need to know

Drone roof surveys for homes and businesses in Little Horwood
Our drone weighs under 250g, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey fragile roofs, tall and steep roofs and large and complex roofs, and people most often book us about blistered or cracked flat roof coverings and cracked slates and tiles out of sight from below.
Villages like Little Horwood frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

How the survey works
The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Little Horwood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First comes the address, plus a note of what worries you about the roof.
- We check the airspace and seek any permission needed.
- Before take-off, the wind, the weather and the launch spot are checked.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- We email the report with close-up photos and recommendations.
Preparing for the visit
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, check with the agent that we can get in

Advice
Different roofs, different checks
Valleys and parapet gutters
Hidden gutters and valleys sit out of sight. A drone shows linings, joints and build-ups of debris.
Chimney stacks
The top of a stack is usually out of view. A drone gets close to the pots, flaunching, pointing and flashings, so cracks and gaps are clear.

Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

When to book a survey in Little Horwood
Walking on some roofs does more harm than good. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. With a drone, the roof is photographed without anyone stepping on it.
Most people get in touch when they’ve noticed something like this:
- Ponding and splits on a high flat roof
- Wind damage high on the roof
- Lifted or split lead flashings
- Plant growth and moss on the roof
For an older house near a landmark like Church of St Nicholas, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
What to check before booking
- What’s outside the scope of the survey
- How long they’ve been surveying roofs
- Will the report include photos?
- How they’ll see the roof: from the ground, the loft, the roof or by drone
Why act early in Little Horwood
Small defects on a high roof grow with each storm. Spotting them early keeps the work smaller, whatever height the roof is. For older village homes like those around Little Horwood, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

Your questions about drone roof surveys in Little Horwood
Can you fly a drone over a roof in Little Horwood?
Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.
Is Little Horwood within the area you cover?
Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Do you look in the roof space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
How long will you be at the property?
Expect it to take about one to two hours at a typical home, or half a day or so for a commercial building. You’ll then get the report by email, on the timescale of your package.
What a drone roof survey does not cover
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Roofs and gardens beyond the one we’re surveying
- What’s under the slates, tiles or felt
- Whether the roof structure meets design loads
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.
