Common questions in Lower Burgate

Is Lower Burgate within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Lower Burgate?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.

What about my neighbours’ privacy?

We point the camera at your roof only. Neighbouring homes and gardens aren’t the subject, and flights are kept short. It helps to tell neighbours beforehand.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Drone roof surveys for homes and businesses in Lower Burgate

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. Safety comes first on every visit. We are frequently asked to look into slipped or missing slates on a high roof and outlets choked with leaves and silt, across chimney stacks, valleys and parapet gutters and flat roofs on upper floors.

In a village or hamlet like Lower Burgate, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are looked at before the visit, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Airspace, weather and Lower Burgate roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Breamore House, about 2.2 miles north, is one of the historic houses in the wider area around Lower Burgate. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near St Mary's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from above or with a thermal imager helps.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • A flight on a day when the weather is not safe
  • Whether the roof structure meets design loads
  • Flights in a restricted zone without permission

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What we check

  • Tall and steep roofs
  • Chimney stacks
  • Fragile roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Large and complex roofs

Do you need a drone roof survey in Lower Burgate?

Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until water overflows inside. A drone shows them clearly from above.

Problems we come across often include:

  • Hidden gutters full of leaves
  • Plant growth and moss on the roof
  • Ridge and hip pieces working loose
  • Chimney tops in poor condition

Take a building like The Burgate School and Sixth Form: big roofs are where close-up aerial shots and thermal images show the most at once.

Questions to ask before booking

  • What exactly goes into their report
  • Will they check the loft as well as the outside?
  • Their report turnaround times
  • What experience they bring

What a roof survey includes

Leave it or get it looked at?

A drone record gives you a baseline. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. Where a roof is exposed, as many are in small places like Lower Burgate, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. It normally takes about one to two hours for most houses, though large, tall or awkward roofs take more time. Around Lower Burgate, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by making sure a drone flight makes sense for the roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there’s safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Preparing for the visit

  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • Buyers: confirm access with the estate agent or seller

Book a survey

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
