How a drone roof survey works in Marlow Common

A drone can see more than your roof, so we take care. We keep the camera on the roof we are surveying, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we are there to survey. Common reasons to book are flashings that have come away and ridge pieces that have lifted, across fragile roofs, valleys and parapet gutters and large and complex roofs.

Somewhere as small as Marlow Common, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we look for on each type of roof

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Valleys and parapet gutters

Blocked outlets in hidden gutters cause many leaks. Outlets and any debris around them are photographed.

When you need someone else

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Flying in a flight restriction zone without the airport’s permission
  • Photos in conditions too poor to fly
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

How we price drone roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What we need to know

There is no need for technical words. It is enough to let us know:

  • What kind of property and roof it is
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Why get it checked now?

Small defects on a high roof grow with each storm. Spotting them early keeps the work smaller, whatever height the roof is. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Every price we give includes VAT, and the report isn’t charged as an extra. Drone roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Common questions in Marlow Common

Can you fly a drone over a roof in Marlow Common?

It depends on the exact address and the weather on the day. Marlow Common is about 3 miles from Wycombe Air Park, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or heavy rain.

Is Marlow Common within the area you cover?

Yes, Marlow Common is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or use the contact form.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take an hour or two at most homes; commercial roofs usually need 3–4 hours. The written report follows by email.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Flying and imaging in Marlow Common

Marlow Common is about 3 miles from Wycombe Air Park, so the Drone Safety Map is checked for restrictions around it before we fly. With Harleyford Manor about 1.6 miles south, Marlow Common sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Spinfield School: thermal images can show where wet insulation sits under a big flat roof.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about one to two hours for most houses, and about three to four hours for a commercial roof. Somewhere as small as Marlow Common, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Find any records of previous roof work
  • Tell us where we can park nearby
