Drone roof survey in Mundaydean Bottom: what you get

A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. Where there is safe access, we look in the loft space too, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there is no safe loft access, the report says so. We are often asked to look into flashings that have come away and tired mortar and pots at the top of a stack, on tall and steep roofs, chimney stacks and large and complex roofs.

Older buildings in small places like Mundaydean Bottom may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: where something needs attention, it says so plainly.

Airspace, weather and Mundaydean Bottom roofs

Mundaydean Bottom is about 2 miles from Wycombe Air Park, so the Drone Safety Map is checked for restrictions around it before we fly. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

The streets around a church such as St Mary the Virgin are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you run a business near Eden, thermal images can show trapped moisture across a wide commercial roof. Harleyford Manor, about 2.3 miles south, is one of the historic houses in the wider area around Mundaydean Bottom. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

What affects the price in Mundaydean Bottom

Not every roof costs the same to survey, for these reasons:

  • How many separate roofs there are, like extensions, dormers and garages
  • Any need for thermal images or a drone flight
  • Which survey package you book
  • The size of the roof

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

Before you get in touch, it’s useful to have:

  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • Where the property is, with the postcode
  • The kind of building and roof involved

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Mundaydean Bottom questions

Are there drone restrictions around Mundaydean Bottom?

That depends on where the roof is and on the weather. Mundaydean Bottom is about 2 miles from Wycombe Air Park, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or a downpour also stops a small drone flying.

Is Mundaydean Bottom within the area you cover?

Yes. Mundaydean Bottom is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you look in the loft space?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

What we look for on each type of roof

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area, so nothing is skipped.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. It’s almost impossible to see from ground level, but a drone shows it clearly.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It usually takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Around Mundaydean Bottom, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the roof space where it is safe.
  5. You get photos, findings and clear recommendations.

Advice

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear a spot on the drive or lawn
  • Shut pets inside while we fly
  • Let us know the exact address when you book
  • Tell next door if the drone will be near their property

The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.

Surveys for landlords and agents in Mundaydean Bottom

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.
