Drone roof survey in Messing

A drone shows the outside of a roof very well, but it can’t see inside. Where there’s safe access, we look in the loft space too, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. We’re frequently asked to look into flashings that have come away and eroded pointing on a chimney stack, on fragile roofs, chimney stacks and large and complex roofs.

Some older homes in villages like Messing are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most houses, or half a day or so for a commercial building. Rural addresses near Messing can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photos and our recommendations.

Advice

Honest limits

In fairness, a roof survey has limits:

  • Anything inside the loft or under the coverings
  • Whether the roof structure meets design loads
  • Photos in conditions too poor to fly

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before booking. What our survey covers.

Roofs we survey in Messing

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs

Before and after the survey

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Expect a little longer if permission is needed
  • Let us know about any leaks or concerns
  • Move stored items away from the hatch
  • Keep dogs indoors during the visit

Keep the photos with your property records. They’re a useful baseline for future surveys.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

Drone roof surveys in Messing: local notes

Layer Marney Tower, about 2.2 miles south-east, is one of the historic houses in the wider area around Messing. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Every flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of All Saints (messing), thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Do you need a drone roof survey in Messing?

Chimney tops take the worst of the weather. Cracked flaunching, loose pots and eroded pointing are often invisible from below. A drone gets close enough to see them in detail.

It’s worth booking a survey if you’ve seen:

  • Standing water on a flat roof
  • Moss building up on slopes and in gutters
  • Tired mortar and pots at the top of a stack
  • Lead work pulling away at abutments

Take a building like Messing Primary School: a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • Which parts of the roof they’ll actually see
  • What happens after the report arrives

What a good roof survey covers

What we look for on each type of roof

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.

What affects the price in Messing

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The size of the roof
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you’re working to, like exchange
  • The kind of building and roof involved
  • Whether there’s a loft hatch, a shared roof or tricky access

To get a price for drone roof surveys in Messing, call 07833 053749 or drop us an email. The address, the type of property and what you’d like to know help us price the survey accurately.

Common questions in Messing

Do you cover smaller places like Messing?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How do I find out if my home in Messing is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Are you registered with the CAA?

We are. The CAA has issued us a Flyer ID and an Operator ID, and the drone itself is under 250g.

How long does the visit take?

The visit typically takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. We’ll confirm what to expect when we arrange the visit.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Can you fly a drone near an airport?

Near airports like Heathrow, Gatwick, London City and Stansted, flight restriction zones apply. We check your address and ask for permission where it is required. If we can’t fly, we use other safe vantage points.

Can the drone do thermal imaging?

Not as part of the drone survey, which is about close-up photos. For thermal imaging, look at the Premium Survey or our thermal roof survey.
