Drone roof surveys for homes and businesses in Radwinter

A drone shows the outside of a roof very well, but it cannot see inside. We check the loft from inside where it’s safe, because the underside tells its own story. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. We survey tall and steep roofs, flat roofs on upper floors and large and complex roofs, and the problems we’re asked to look at most are chimney tops in poor condition and wind damage high on the roof.

Somewhere as small as Radwinter, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Drones, thermal imaging and Radwinter roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

For an older house near a landmark such as Church of St Mary the Virgin, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Take a building like Radwinter Church of England Voluntary Aided Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Mention anything you’ve noticed on the roof
  • Make sure there is room outside for the drone to take off
  • Expect a little longer if permission is needed
  • Give us the full address so we can check the airspace

The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Take photos of any changes.

What affects the cost of drone roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • The size of the roof

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

There’s no need for technical words. Just tell us:

  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • How the loft is reached, if there is one

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, call 07833 053749 or drop us an email.

FAQs for Radwinter

Can you fly a drone over a roof in Radwinter?

That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or heavy rain.

Do you cover smaller places like Radwinter?

Yes. Radwinter is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

What do I do with the report?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will I get photos?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Neighbouring roofs the owner hasn’t asked us to survey
  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we check

  • Large and complex roofs
  • Chimney stacks
  • Flat roofs on upper floors
  • Fragile roofs
  • Tall and steep roofs
  • Valleys and parapet gutters

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it usually takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Cottages and farmhouses around Radwinter often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.
