About our drone roof survey in The Common
A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. We check the loft from inside where it is safe, since that’s where leaks and condensation often show first. Together, the two give a fuller picture. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. We survey fragile roofs, chimney stacks and valleys and parapet gutters, and people most frequently book us about vegetation in valleys and gutters and loose ridge and hip tiles.
In a village or hamlet like The Common, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at ahead of the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

The Common questions
Are there drone restrictions around The Common?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.
Do you cover smaller places like The Common?
Yes, The Common is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
How much does a drone roof survey cost in The Common?
Drone roof survey starts from £400, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
How quickly is the report sent?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Do you need a drone roof survey in The Common?
Not every roof can take a person’s weight. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. With a drone, the roof is photographed without anyone stepping on it.
A survey can pick up problems such as:
- Cracked flaunching or loose chimney pots
- Wind damage high on the roof
- Ridge and hip pieces working loose
- Hidden gutters full of leaves
For an older house near a landmark such as Church of St Mary the Virgin, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.
What to check before booking
- How soon the report will arrive
- How long they’ve been surveying roofs
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Tell us about any leaks or concerns
- Check there’s room outside for the drone to take off
- Check the loft can be reached
- Keep dogs indoors during the visit
We email the report to you, including the close-up photos taken by the drone. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Keep gutters, valleys and outlets clear, especially in autumn. On tall buildings, use a professional with the right access equipment. Many leaks start with a blocked outlet.
What a drone roof survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s report
- A flight on a day when the weather is not safe
- Close-up photos of next door’s property
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.
Roofs we survey in The Common
- Chimney stacks
- Flat roofs on upper floors
- Tall and steep roofs
- Fragile roofs
- Valleys and parapet gutters
- Large and complex roofs
What we look for on each type of roof
Steep slate and tile slopes
Steep slopes are hard to inspect safely on foot. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.
Chimney stacks
The drone shows the outside of the stack, and it isn’t a flue or gas safety check. If the flue needs a specialist, we will tell you.
The survey, step by step
After the inspection, everything we found is written up in a report with photographs. On timing, it normally takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere as small as The Common, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You give us the address and tell us about the roof.
- Any flight restriction at the address is checked, with permission requested if required.
- On the day, we check the wind, weather and site before flying.
- The drone photographs the roof closely, kept in sight throughout.
- The findings, photos and recommendations reach you by email.
Before the survey
- Clear the way to the loft hatch
- Make sure we can get to the back of the property
- Jot down any questions you want answered

Leave it or get it looked at?
Photos from a drone survey show how the roof looks today. Next time, you can compare and see what has moved or worn. It helps when you plan ahead. In a place like The Common, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
