Drone roof survey in Shoreham: what you get
Neighbours’ privacy matters on every flight. We keep the camera on the roof we’re surveying, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it is worth letting them know about the visit. We inspect only what the owner has asked us to. Each flight is kept short and stays focused on the roof we’re there to survey. We’re often asked to look into flashings that have come away and ponding and splits on a high flat roof, on large and complex roofs, flat roofs on upper floors and valleys and parapet gutters.
Older buildings in small places like Shoreham may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

What a drone roof survey looks like in Shoreham
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.
With Lullingstone Castle about 1.8 miles north-east, the area around Shoreham has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. Anyone responsible for a site like Shoreham Village School will know that a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark like Church of St Peter and St Paul, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Shoreham is about 4 miles north of Sevenoaks, in Kent. We carry out drone roof surveys for homes and businesses in Shoreham and nearby. Our area takes in places right across Kent. For surveys nearby, see our London page.

Questions from Shoreham
How do I find out if my home in Shoreham is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Are there drone restrictions around Shoreham?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Will you walk on the roof?
Only if it is safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years.
What if it rains on the day?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Valleys and parapet gutters
Valleys and parapet gutters are hidden from the street. From above, we can see the linings, the joints and any debris.
Chimney stacks
From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.
The survey, step by step
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. Cottages and farmhouses around Shoreham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We confirm whether a drone suits your roof.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- We also look inside the roof space where it’s safe.
- The report sets out what we found, with photos and recommendations.
Before we arrive
- Leave a clear route to the loft

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A flight on a day when the weather isn’t safe
- Roofs and gardens beyond the one we are surveying
- Structural calculations (that’s a structural engineer’s job)
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
Roofs we survey in Shoreham
- Tall and steep roofs
- Fragile roofs
- Chimney stacks
- Valleys and parapet gutters
- Flat roofs on upper floors
- Large and complex roofs
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Expect us to rearrange if it is too windy or wet
- Shut pets inside while we fly
- Clear the loft hatch so we can check inside too
- Clear a spot on the drive or lawn
There is a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit.
Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.
How we price drone roof surveys
Several things affect the price of a survey:
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- Height and safe access
Every price we give includes VAT. Prices start from £400, including VAT. We confirm the price for your survey before booking.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Where the property is, with the postcode
- Dates you’re working to, such as exchange
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.
