Shorne questions

Is my home in Shorne listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Are there drone restrictions around Shorne?

That depends on where the roof is and on the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in high wind or heavy rain.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Do you work in Shorne?

Yes. We survey roofs across London and South East England, Shorne included.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long does the survey take?

Expect it to take roughly 1–2 hours for most houses, and longer for a large or complex roof. The written report follows by email, on the timescale of your package.

Drone roof survey in Shorne

We carry out drone roof surveys in Shorne and across London and South East England, subject to airspace checks and the weather. We fly on weekdays, Saturdays and Sundays. We check the airspace for your address before booking a flight. You get a written report with close-up photographs and recommendations. To ask whether a drone survey suits your roof, ring 07833 053749 or use the contact form with the address. Common reasons to book are plant growth and moss on the roof and flashings that have come away, on large and complex roofs, fragile roofs and flat roofs on upper floors.

Some older homes in villages like Shorne are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

For landlords and managing agents

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

What happens on the day

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Rural addresses near Shorne can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Let us know about parking near the property
  • Note where any stains or damp appear

Getting a price

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Advice

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Tips that help

Small things make a difference. Our tips:

  • Tell next door if the drone will be near their property
  • Keep a clear space in the garden or drive for take-off
  • Keep pets indoors during the flight
  • Tell us the exact address when you book

The Premium Survey report comes the same day. Drone photographs are included where we could fly, alongside the other checks in the package.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

What we can’t see

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Close-up photos of next door’s property
  • Structural calculations (that is a structural engineer’s job)
  • Flights in a restricted zone without permission

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Large and complex roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Tall and steep roofs

Drone roof surveys in Shorne: local notes

Shorne is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Cobham College lies about 2.3 miles south-west, so building around Shorne goes back a long way. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. If you look after a building like Shorne Church of England Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Do you need a drone roof survey in Shorne?

Many roofs are never seen properly from ground level. You cannot see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak.

Common reasons to book include:

  • Gaps where slates or tiles have gone
  • Debris building up in hidden gutters
  • Vegetation in valleys and gutters
  • Wind damage high on the roof

If you live in an older home near Church of St Peter and St Paul, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Before you book any roof surveyor
