Drone roof surveys in Sonning

Drone roof survey in Sonning: what you get

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. The roof is photographed without being disturbed. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone isn’t the right tool, we will say so. We survey valleys and parapet gutters, flat roofs on upper floors and tall and steep roofs, and common reasons people get in touch are slates or tiles shifted by high winds and moss and weeds taking hold up top.

In a small place like Sonning, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Drone roof surveys around Sonning

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

Take a building like Sonning Church of England Primary School: a drone or thermal camera can show a large roof in a single visit. If you look after a shop, office or commercial unit, for example near The Oracle, big, flat commercial roofs are where close-up aerial shots and thermal images help most. For an older house near a landmark such as St Andrew's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Prices for drone roof surveys in Sonning

Several things affect the price of a survey:

  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • The shape of the roof and its details
  • Commercial roofs and larger buildings

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Getting in touch

Before you get in touch, it helps to have:

  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, like exchange

Sonning: your questions answered

Is my home in Sonning listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Sonning within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How long does the visit take?

Expect it to take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. That includes checking the site and the weather before take-off.

Do drone rules differ in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, and flights there need NATS permission. We check the airspace for your address and apply where needed.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Somewhere like Sonning needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. First, we check the address for flight restrictions.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photographs and our recommendations.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • Unlock side gates and any roof access doors

Why act early in Sonning

On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. For an older or listed building in a place like Sonning, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

All our prices include VAT. Our price is from £400, including VAT. You’ll know the price for your roof before booking.

How the survey changes by roof type

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You can’t see it from the street at all, but a drone shows it clearly.
