  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

About our gutter survey in Sonning

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from what can be seen safely. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. Typical surveys look at valley or box gutters that overflow inside and joints that drip after rain, across eaves gutters, fascias and soffits and valley gutters.

Somewhere as small as Sonning, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Sonning: your questions answered

Do you cover smaller places like Sonning?

Yes, Sonning is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Sonning listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can the survey be at a weekend?

Yes. Surveys are carried out seven days a week. Just call 07833 053749 or email us to arrange a day.

What do I do with the report?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

When to book a survey in Sonning

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead is also a target for theft.

Signs worth acting on include:

  • Dripping or leaking gutter joints
  • Fascia boards damaged by overflowing water
  • Choked outlets or hopper heads
  • Gutters that have fallen out of line

If your house is among the older ones in the streets near St Andrew's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Will the report include photos?
  • Their track record with similar roofs
  • When you will get the report
  • What the survey won’t cover

What to expect from a roof survey

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Sonning needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Make sure the loft hatch can be reached
  • Check pets are kept safely away
  • Show us where any leaks or stains appear

Local roofs in Sonning

If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Sonning Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Twyford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Roof by roof

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Lead-lined valley and parapet gutters

We look at the lining, the joints and the outlets where it is safe to see them. Missing lead is something we check for too.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Note any damp stains below the gutters
  • Watch ceilings under valley gutters for fresh marks
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
