Gutter surveys for homes and businesses in Littlestead Green
Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, eaves gutters and fascias and soffits, and the problems we are asked to look at most are valley or box gutters that overflow inside and hoppers and outlets full of debris.
Some older homes in villages like Littlestead Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What affects the price in Littlestead Green
Not every roof costs the same to survey, for these reasons:
- Whether it’s a home or a commercial building
- If the survey needs thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- How big the roof is
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.
Helping us price your survey
You do not need to know any roofing terms. It’s enough to tell us:
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, such as exchange
- Your postcode, so we can check access and travel
- What’s prompted the survey

Gutter surveys in Littlestead Green: local notes
The wider area around Littlestead Green has a long history of building, with Mapledurham House about 3.9 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live near a park such as Ali's Pond Local Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Take an older house close to All Saints Church: old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Reading station, a dated record of the roof is useful when planning maintenance across a let.

What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. For older village homes like those around Littlestead Green, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Your questions about gutter surveys in Littlestead Green
Is my home in Littlestead Green listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Littlestead Green?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you climb onto every roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Littlestead Green can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- You get a report with photographs and recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Show us where any leaks or stains appear
- Keep pets in another room

Advice
What a gutter survey doesn’t cover
It’s a careful look at the gutter, not the whole story. The main limits are:
- What’s hidden inside a downpipe
- Asbestos testing of old gutters, downpipes or soffits
- Pipes below ground level
If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
