Tips that help

Small things make a difference. Our tips:

  • Watch ceilings under valley gutters for fresh marks
  • Do not leave hidden gutters out of a clear-out
  • Get the gutters cleaned out every year
  • Watch the gutters during heavy rain

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email as soon as it’s ready.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Gutter surveys for homes and businesses in Chalkhouse Green

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Common reasons to book are dripping or leaking gutter joints and gutters packed with leaves or moss, across parapet and box gutters, valley gutters and downpipes.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Leave it or get it looked at?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a small place like Chalkhouse Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Chalkhouse Green homes and their roofs

Historic houses like Mapledurham House, about 2.6 miles west, show how far back building in the area around Chalkhouse Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Reading station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For businesses in and around places such as Broad Street Mall, a roof report helps plan work around trading rather than after a leak. Take a building like Emmer Green Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey changes by roof type

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

How it works

The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Cottages and farmhouses around Chalkhouse Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What a gutter survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • What’s hidden inside a downpipe
  • Hidden sections we cannot view safely
  • Damage hidden inside walls or behind boards

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and does not.

Questions from Chalkhouse Green

Do you survey roofs for landlords with property near Reading station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.

How do I find out if my home in Chalkhouse Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Does the report include photos?

Yes. The report includes photos of what we found.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it is safe and a drone where it applies.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
