Common questions in Ash Green

Is my home in Ash Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Ash Green within the area you cover?

Yes. Ash Green is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That’s how we locate breaches you can’t see.

About our electronic leak detection in Ash Green

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We are often asked to look into a flat roof leak that can’t be traced and holes around roof penetrations, on green roofs, liquid-applied waterproofing and single-ply roofs.

In a village or hamlet like Ash Green, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Useful tips for Ash Green property owners

A survey works best with a little help from you, before and after. Tips:

  • Share any drawings of the roof
  • Do not leave water getting in
  • Check new waterproofing before handover
  • Ask contractors to protect the membrane

Questions about the results are welcome. We will explain what was found and what it means.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

When to book a survey in Ash Green

Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in for months before it shows.

Common reasons to book include:

  • Patched roofs that still leak
  • Punctures from foot traffic or tools
  • New membranes needing a check before handover
  • Water coming in under a flat roof

If you live in an older home near Church of St Peter, the joins between later flat roofs and the old walls are where problems typically start.

Before booking anyone

  • What the survey won’t cover
  • Whether they hold professional indemnity and public liability insurance
  • How long the report takes to arrive
  • Will the report include photos?

What to expect from a roof survey

What happens if roof problems are left?

Cutting open a flat roof to find a leak can cause more damage. ELD aims to locate the breach first, so the repair can be targeted. Outbuildings and barns around Ash Green are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your roof before booking.

When you need someone else

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Areas we can’t reach or that can’t be tested
  • Leaks from plumbing or windows
  • The extent of water in the insulation

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What this survey covers

  • Flat roof membranes
  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Green roofs

What affects the cost of electronic leak detection

Prices vary from roof to roof, for these reasons:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Getting in touch

What helps most when you contact us:

  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know

Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or send us an email.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around Ash Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

How to prepare

  • For flats, check roof access has been agreed
  • Show us where any leaks or stains appear
  • Clear the way to the loft hatch

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.
