Electronic leak detection for homes and businesses in Ashwell

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a photo-illustrated written report of each breach found. Common reasons to book are leaking laps in the waterproofing and breaches around outlets and penetrations, across roof terraces and balconies, flat roof membranes and green roofs.

Around a smaller place like Ashwell, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it’s covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

When you need someone else

It is a careful look at the flat roof membrane, not the whole story. The main limits are:

  • Parts of the roof covered by fixed equipment
  • Carrying out the repair work
  • Water entering through details rather than the membrane

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Ashwell questions

Do you carry out roof surveys in Ashwell?

We do. The survey and report are the same in Ashwell as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Ashwell is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you repair the leak?

No. We test the membrane and report. You get the breach locations with photos so your roofer can fix them.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What’s the best way to book?

The quickest way is to call 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll suggest the right survey. Surveys run seven days a week.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Let us know about the membrane and build-up if you know it
  • Ask contractors to protect the membrane
  • Keep foot traffic on flat roofs to a minimum
  • Clear flat roof outlets regularly

Keep the report with the roof’s records. It is a dated record of the membrane’s condition.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Why act early in Ashwell

Patching where you think the leak is often misses it. Testing shows where the membrane is actually breached. Arranging work in a smaller place like Ashwell is easier with notice than in an emergency. A survey gives you that notice.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Local flat roofs in Ashwell

The wider area around Ashwell has a long history of building, with Hinxworth Place about 1.8 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you own a rental within reach of Ashwell & Morden station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Ashwell Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to St Mary's Church: the joins between later flat roofs and the old walls are where problems normally start.

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Can I check my roof myself?

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take as long as needed for the size of the roof and how it’s built, and we’ll give you a guide when quoting. Homes around Ashwell often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Let us know about any leaks, stains or damp patches you know of
  • If the roof is shared, arrange access with whoever manages the building
