About our electronic leak detection in Caldecote
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a written report with photos of each breach found. If you are worried about patched roofs that still leak and failed seams and laps, we can find out what’s behind it.
Some older homes in villages like Caldecote are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

How it works
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take a length of time set by the membrane area and the build-up, which we set out in the quote. Rural addresses near Caldecote can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Before we arrive
- Have any questions written down, so nothing gets missed
- Keep pets in another room
- For a flat or shared roof, check access with whoever owns or manages the building
Book a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

What a survey costs
Prices always include VAT. What changes the price is:
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- Features like valleys, chimneys, dormers and parapets
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What to tell us when you get in touch
You don’t need to know any roofing terms. It’s enough to tell us:
- Any deadline, such as an exchange date
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
Most bookings start with a short call: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
Practical tips
A little preparation and a few simple habits help. Our tips:
- Clear flat roof outlets regularly
- Have roof specifications to hand
- Use boards when working on the roof
- Consider ELD before paving or planting goes on
After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
Common questions in Caldecote
How do I find out if my home in Caldecote is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Caldecote within the area you cover?
Yes, Caldecote is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
What’s the best way to book?
To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
How do you choose the testing method?
The method is chosen to suit the roof. Low-voltage testing normally needs a wet surface, while high-voltage testing needs a dry, exposed membrane.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Will you repair the leak?
No. ELD is testing only. You get the breach locations with photos so your roofer can fix them.
Can you find leaks on a covered flat roof?
In some cases. The layers on top and the build-up below decide it and parts may need to be lifted. We will discuss it before we quote.
What you can safely check yourself
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Leave it or get it looked at?
Opening up a roof to hunt for a leak is disruptive. Electronic testing finds the hole first so your roofer knows where to work. Older cottages and farmhouses around Caldecote can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for the job before booking.

Flat and commercial roofs around Caldecote
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Hinxworth Place, about 0.6 miles north, show how far back building in the area around Caldecote goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as St Mary Magdalene's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you own a rental within reach of Baldock station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
