Electronic leak detection in California

About our electronic leak detection in California

A leak in a flat roof often shows up a long way from where the water gets in. So the stain inside rarely sits under the hole. ELD tests the waterproofing directly, to find where it has been breached. We test and report, and the repair is for your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We survey flat roof membranes, liquid-applied waterproofing and commercial flat roofs, and people most often book us about leaks through a flat roof with no obvious cause and damage from equipment installers.

In a small place like California, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Your questions about electronic leak detection in California

Does a conservation area affect roof work in California?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in California?

Yes, California is within the area we cover. We survey roofs across London and the South East. You can call 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

How is ELD priced?

We quote for each roof individually. Send us details of the roof. Just ring 07833 053749 or email us for a quote.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

How do I book a survey in California?

It’s easiest to call 07833 053749 or email us. Let us know the address and a little about the roof. Surveys run seven days a week.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

What’s in the report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Do not let outlets block
  • Avoid repeated repairs without finding the cause
  • Use boards when working on the roof
  • Stay off the flat roof unless needed

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Make sure contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take a length of time set by the roof’s area and construction, which we’ll explain when we quote. For a village or hamlet like California, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Dig out any old roof reports or invoices
  • Let us know about parking near the property

Roof by roof

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

EPDM rubber roofs

EPDM rubber roofs often last 30–50 years, but can still be punctured.

Leave it or get it looked at?

Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. Older cottages and farmhouses around California can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Carrying out the repair work
  • Some conductive membranes
  • Sections we can’t safely access

If in doubt, call 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Local flat roofs in California

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Landlords with a home close to Crowthorne station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St James, the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as Gorse Ride Junior School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
