Electronic leak detection in Gallows Corner: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful because they show what’s under the surface. If testing isn’t possible, we will say so. Common reasons to book are failed seams and laps and leaks under green or ballasted roofs, across commercial flat roofs, single-ply roofs and liquid-applied waterproofing.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Gallows Corner, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common roof problems in Gallows Corner

Work on the roof can damage a membrane. Engineers fitting equipment, solar panels or aerials may leave damage behind.

These are some of the problems a survey can pick up:

  • Leaks that return after repairs
  • Breaches around outlets and penetrations
  • Waterproofing to test before it is covered
  • Damage from equipment installers

Gallows Corner is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

What to check before booking

  • How soon the report will arrive
  • Whether you get a written report with photos
  • How long they’ve been surveying roofs
  • Whether VAT is added on top

What’s in a roof survey

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Test new membranes before covering them
  • Find the breach before more patching
  • Record dates and spots where water appears
  • Have roof specifications to hand

If anything in the report is not clear, ask us. We’ll explain what was found and what it means.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

What affects the price in Gallows Corner

Prices always include VAT. What changes the price is:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your roof before you book.

Booking your survey

There’s no need for technical words. It is enough to tell us:

  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them

Every survey is priced before it is booked, so you know the cost up front. Electronic leak detection is quoted for your roof, because the method depends on the roof. To book, ring 07833 053749 or drop us an email.

When you need someone else

In fairness, there are limits to any roof survey:

  • Moisture spread under the membrane
  • Sections we can’t safely access
  • Water entering through details rather than the membrane

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What our survey covers.

What we check

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Green roofs

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes as long as needed for the roof’s area and construction, which we’ll explain when we quote. In Gallows Corner, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. You let us know about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Book a survey

Getting a price is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

What electronic leak detection looks like in Gallows Corner

Hare Hall, about 0.5 miles south, is one of the historic houses in the wider area around Gallows Corner. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Gallows Corner is one of them, bay roofs, hips and later dormers each have their own details. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a shop, office or commercial unit, for example near The Mercury Mall, a flat roof over a business is out of sight and out of mind until it leaks. Anyone responsible for a site like Royal Liberty School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
