About our electronic leak detection in Hooley

Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. If you’ve noticed damage from equipment installers and new roofs to check before paving or planting, we can find out what’s behind it, whatever the roof.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Hooley shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens if roof problems are left?

Some breaches are too small to see. ELD picks up breaches a visual check might miss where the roof suits it. In Hooley, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Repairing the breaches (that is for your roofer)
  • Leaks from walls, copings or rooflights
  • Moisture spread under the membrane

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

What we look for on each type of roof

Inverted and paved roofs

Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.

Bituminous membranes

Many flat roofs use bitumen-based membranes. The build-up decides which method will work.

What happens on the day

We’ll ask a few questions first, like when any problem began and what work has been done before. The inspection then takes as long as needed for the roof’s area and construction, which we set out in the quote. In Hooley, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photos in a report for your roofer.

Before we arrive

  • Leave a clear route to the loft
  • Keep pets out of the way during the survey
  • Show us where any leaks or stains appear

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Your questions about electronic leak detection in Hooley

Can parking be tricky for a visit in Hooley?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in Hooley listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Can you test a green or ballasted roof?

It can be possible, depending on the roof. What sits on the membrane affects the method, so we check the build-up first.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Get leaks traced quickly
  • Check new waterproofing before handover
  • Use boards when working on the roof
  • Limit access to the roof

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Do not leave a flat roof leak running. Water under a membrane can spread.

Flat and commercial roofs around Hooley

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Shop and office owners around The Belfry may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts. Hooley is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. For an older house near a landmark like Church of St Margaret, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
