Lambourn Woodlands: your questions answered

Do you cover Lambourn Woodlands?

Yes, Lambourn Woodlands is within the area we cover. We survey roofs across London and South East England. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

How do I find out if my home in Lambourn Woodlands is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Electronic leak detection for homes and businesses in Lambourn Woodlands

Some flat roofs can’t be tested electronically. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. We will say if ELD won’t work on your roof at the start. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. We are often asked to look into leaking laps in the waterproofing and repairs that haven’t stopped the leak, across commercial flat roofs, single-ply roofs and green roofs.

Some older homes in villages like Lambourn Woodlands are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Flat roofs in Lambourn Woodlands

With Ashdown House about 4.6 miles north-west, Lambourn Woodlands sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Hungerford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes a time that depends on the roof’s area and construction, which we set out in the quote. If you have questions on the day, just ask. Somewhere like Lambourn Woodlands needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Advice

When to book a survey in Lambourn Woodlands

New membranes can have defects from installation. Testing before the roof is covered or handed over helps find them.

People normally book a survey after spotting one of these:

  • Holes around roof penetrations
  • A flat roof leak that can’t be traced
  • Leaks under green or ballasted roofs
  • Waterproofing to test before it’s covered

For an older house near a landmark such as St Mary's Church, the joins between later flat roofs and the old walls are where problems normally start.

Questions to ask before booking

  • What they won’t be able to tell you
  • Whether the roof space is looked at, where there is one
  • How long they’ve been surveying roofs
  • Their report turnaround times

What to expect from a roof survey

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Parts of the roof covered by fixed equipment
  • Water entering through details rather than the membrane
  • Carrying out the repair work

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Green roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes

How the survey changes by roof type

EPDM rubber roofs

Certain rubber membranes are conductive which can limit electronic testing. We’ll say if the test will not work.

Green and ballasted roofs

Testing before planting or ballast goes on is simpler.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Tell us about the membrane and build-up if you know it
  • Get leaks traced quickly
  • Consider ELD before paving or planting goes on
  • Keep outlets clear of debris

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.
