Electronic leak detection in Upper Eddington

Electronic leak detection in Upper Eddington: what you get

We carry out electronic leak detection on flat roofs in Upper Eddington and across London and South East England. Testing usually takes a length of time set by the membrane area and the build-up, which we set out in the quote. Every roof is quoted on its size and build-up. The results come in a written report with photos. We survey commercial flat roofs, single-ply roofs and green roofs, and common reasons people get in touch are breaches hidden under paving or planting and stains far from any visible defect.

In a village or hamlet like Upper Eddington, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when booking.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Why get it checked now?

Repairs in the wrong place leave the leak in place. ELD shows the actual breach points. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Take a look at what a roof survey costs and two real surveys.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. The survey typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. In a hamlet or village like Upper Eddington, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photographs in a report for your roofer.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room

Your questions about electronic leak detection in Upper Eddington

How do I find out if my home in Upper Eddington is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Upper Eddington?

We do. A small place gets exactly the same survey as a big one.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

What’s the best way to book?

Just call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Local flat roofs in Upper Eddington

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For landlords with property near Hungerford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building like Hungerford Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Parts of the roof covered by fixed equipment
  • Build-ups without a suitable layer below
  • Repairing the breaches (that is for your roofer)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we look at

  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Green roofs
  • Commercial flat roofs
  • Flat roof membranes

Roof by roof

Single-ply membranes

ELD frequently works on single-ply membranes, depending on the type and build-up.

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.

What we are asked to look at in Upper Eddington

Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny but water still finds them.

We are often asked to look at:

  • Breaches hidden under paving or planting
  • Leaks at pipes, outlets or fixings
  • Leaks through a flat roof with no obvious cause
  • Repairs that haven’t stopped the leak

Take an older house close to Hungerford Methodist Church: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
