Electronic leak detection for homes and businesses in Loudwater

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. Typical surveys look at damp inside with no sign on the roof and leaks under green or ballasted roofs, across green roofs, roof terraces and balconies and single-ply roofs.

Outbuildings, garden rooms and garages in places like Loudwater often have flat roofs of their own. They’re rarely looked at until something gets wet. It’s worth mentioning them as you book, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

After the visit, you get a report with photographs, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep outlets clear of debris
  • Keep foot traffic on flat roofs to a minimum
  • Keep a note of leaks after rain
  • Consider ELD before paving or planting goes on

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

The survey, step by step

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take a time that depends on the membrane area and the build-up, which we set out in the quote. With a bit of garden around a house, as there often is around Loudwater, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

Loudwater questions

How do I find out if my home in Loudwater is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Loudwater?

We do. Every survey there gets the same written report with photographs.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That is how we locate breaches you can’t see.

Do you climb onto every roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What affects the cost of electronic leak detection

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Height and safe access
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

What helps most when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • Dates you’re working to, like exchange

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

Surveys for landlords and agents in Loudwater

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Bituminous membranes

ELD is often possible on bituminous membranes, depending on what’s below.

Liquid-applied waterproofing

What lies under a liquid coating decides if ELD will work.

Local flat roofs in Loudwater

With Cliveden about 3.5 miles south, Loudwater sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For landlords with property near Bourne End station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Loudwater Combined School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church such as Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
