Electronic leak detection in Shenley

Shenley: your questions answered

How do I find out if my home in Shenley is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Shenley?

Yes, Shenley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

About our electronic leak detection in Shenley

ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we will explain our choice. We will say if your roof does not suit either method before any testing starts. We survey flat roof membranes, liquid-applied waterproofing and commercial flat roofs, and common reasons people get in touch are damp inside with no sign on the roof and breaches around outlets and penetrations.

Flat roofs on exposed homes in small places like Shenley take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Seams and penetrations are typical breach points.

Bituminous membranes

Older felt roofs often have seams and patches that can leak. Testing depends on the roof.

What affects the price in Shenley

Prices always include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • Roof area

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What to let us know when you get in touch

We’ll normally ask about:

  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window
  • When you need the report by

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or send us an email.

Electronic leak detection around Shenley

Bletchley Park, about 2.8 miles south-east, is one of the historic houses in the wider area around Shenley. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Milton Keynes, which Shenley is part of, is one of England’s post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Many of those flat roofs have been re-covered over the years, and some may still have older felt. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check them before they’re disturbed.

Take an older house close to St. Mary's Church: flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Christ the Sower Ecumenical Primary School (VA): schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Milton Keynes Central station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • How wet the insulation is
  • Sections we cannot safely access
  • Repairing the breaches (that’s for your roofer)

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Roof terraces and balconies
  • Flat roof membranes
  • Single-ply roofs
  • Green roofs
  • Commercial flat roofs
  • Liquid-applied waterproofing

Checking the roof from the ground

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What happens if roof problems are left?

Not every leak is in the membrane. ELD helps rule the membrane in or out, so other causes can be checked. Older cottages and farmhouses around Shenley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes a length of time set by the roof’s area and construction, and we’ll give you a guide when quoting. In a hamlet or village like Shenley, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • Jot down any questions you want answered
  • Mention any parking restrictions on your street
