Ashingdon Flat Roof Survey
We take a careful look at the flat roof at your property in Ashingdon, and put it all in a photo-illustrated written report.
- Outlets choked with leaves and silt
- Standing water left after rain
- Water getting in at rooflights
What we cannot see
Before booking, it’s worth knowing what a survey will not do:
- Testing older roof sheets for asbestos
- A fixed date for when the roof will need replacing
- What’s under the membrane without opening it up
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

About our flat roof survey in Ashingdon
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. Common reasons to book are water getting in at rooflights and outlets choked with leaves and silt, across EPDM rubber, felt flat roofs and GRP fibreglass.
Around a smaller place like Ashingdon, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let a good many water into the room below. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a smaller place like Ashingdon, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Have any paperwork from past roof work to hand
- Have keys ready for side gates, garages or roof access doors
- Tell us where we can park nearby

Related advice
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Questions from Ashingdon
Is my home in Ashingdon listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is Ashingdon within the area you cover?
Yes, Ashingdon is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
What do I do with the report?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.
How long will you be at the property?
It normally takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. You will then get the report by email, on the timescale of your package.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so ring 07833 053749 or use the contact form with the address.
What we look for on each type of roof
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check the seals and the covering around each one.

Flat roofs in Ashingdon
Ashingdon is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Landlords with a home close to Hockley station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as King Edmund School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Southchurch Hall lies about 4.9 miles south, so building around Ashingdon goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.
Ashingdon is about 1 mile north of Rochford, in Essex. If you’re in Ashingdon, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Across Essex, we cover Ashingdon. You can also see our page for Chelmsford.

What affects the cost of flat roof surveys
Prices always include VAT. What changes the price is:
- The number of roofs, including extensions and garages
- Whether thermal imaging or a drone is needed
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
Booking your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Dates you’re working to, such as exchange
- Where the property is, with the postcode
- Why you want a survey: buying, a leak, a storm or new work
- Access details, such as a loft hatch or a shared roof
To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Practical tips
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Check that new brackets or units haven’t damaged the covering
- File the paperwork for the roof and any repairs
- Have the roof looked at again after a severe storm
- Clear roof outlets and gutters each autumn
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
